If your house has been on the market for a while, and you are looking for ways to improve the chances it will sell, then you should be creative. It's not enough to simply wait around and hope your real estate agent will be successful with finding a buyer. No, what you should do is look at what you can do to help your house sell. Here are 5 ways to do that.
Film A Small "Show Reel"
One way to help people get an idea about what you house looks like is to film a video. It doesn't have to be very fancy. You can even use your phone to film it, though it would be helpful if you had a friend of family member with access to a DSLR. The benefit to a video is that it can let people see the flow of a house more realistically then photos and a layout plan will. You can then upload this to Youtube or Vimeo.
Freshen Up The Paint And Landscape
It always helps to add a fresh coat of paint to the walls of your house. If the paint has become faded, or perhaps you chose a "non-conventional color" originally, you could add a new coat of neutral paint (light greys, creams, etc…) to make the place look bright and new.
Likewise, you should pay attention to the outside of your home and have professionals come in and landscape. You want your lawn to look like it could be on the cover of a gardening magazine. Maybe consider getting some potted flowers if you don't have a planted garden. Anything to brighten up the exterior.
Set Decorate Appropriately
Remove all of your personal, non-essential items from inside the home. This includes photos on bookshelves, and mantels. The reason your doing this is that prospective buyers will want to envision what the place will look like when they are there. The more free and empty space you provide, the better.
Make It Easy To View
If you want someone to buy your home, you need to let people see it. This seems obvious, yet many homeowners set up unrealistic parameters for their real estate agents when it comes to showing the house. Don't make it so that your agent needs to tell you several days in advance. You should be able to let an agent come in and show your home on a days notice. It would be even better if you could leave your place with only a few hours notice (during normal day time house, of course.)
Reevaluate Your Current Real Estate Agent
Lastly, it is important to consider if your agent is doing the job correctly. Have they listed your house to your satisfaction? Does the ad list all of the selling points? Are the photos they use appropriate or do they not show off the house properly? Is their website visible when you do a search for homes in your area, or is it several pages down on the search results? Lastly, does the agent ever flake on appointments? If you set aside time to show the house and they fail to show up, is it a sign of unprofessional behavior. This will carry over to other areas of the process that you might not see, but which will no doubt hurt the likelihood of selling your home.
